Realization on schedule: SORAVIA reaches topping-out ceremony for Fabrik1230 neighborhood center after just 15 months of construction

SORAVIA celebrates the topping out of Fabrik1230, the vibrant neighborhood center in Vienna-Liesing, on schedule. SORAVIA contributes 360-degree real estate expertise to the revitalization of the former coffin production facility. Fabrik1230 is one of 18 SORAVIA projects in Austria and Germany that are currently under construction as planned with a total project volume of EUR 1.6 billion. Completion of Fabrik1230 is scheduled for fall 2024.


Vienna, 25. April 2024 – The Atzgersdorf district in Vienna-Liesing is one of the fastest growing urban development areas in the country. SORAVIA is revitalizing existing areas on the site of the 100-year-old former coffin production facility and creating a new, lively and sustainable district center with Fabrik1230. Just over a year after the start of the conversion, new construction and revitalization work, and therefore exactly on schedule, SORAVIA has completed the topping out of the additional new building. In this project, SORAVIA is creating additional modern space that does not compete with the existing building, but rather sets the scene and extends it in style.

Innovative mix of uses from fall 2024

On around 10,000 m², a mix of modern office space combined with restaurants, businesses, event rooms and a health center with a pharmacy is being created. Carefully modernized workspaces with industrial charm in the historic office wing and individually adaptable office space in the new building with well thought-out floor plans and state-of-the-art technology offer companies the ideal location for innovation and creativity as well as the individual, tailor-made design of their working environment on a total of 2,800 m2.

Fabrik1230 also offers attractive opportunities for active after-work with sports and fitness facilities on around 625 m² in the integrated fitness studio of the innovative franchise chain “Anytime Fitness”. A total of 480 m2 of terraces offer an idyllic view of the leafy inner courtyard. Even before the planned completion in the fall, a pharmacy opened at the end of February, followed by the opening of the adjacent medical practice in May. With 360-degree real estate expertise, SORAVIA is also responsible for further property management in addition to the scheduled completion: the subsidiary ADOMO, which specializes in real estate services, is contributing to the long-term success of the project with the installation of environmentally friendly photovoltaics and property management. Real estate services are now a key revenue driver at SORAVIA and account for over 60% of total sales.


Historic charm with a climate-friendly energy solution

In the classic Art Nouveau industrial building, SORAVIA preserves the original charm of the Liesing landmark in strict compliance with all the criteria for listed buildings. Internal insulating glass leaves the unique exterior appearance of the building with its historic façade untouched. Inside the building, the original floors and walls of the factory halls have been largely preserved.

SORAVIA has opted for an environmentally friendly and energy-efficient solution for the contemporary upgrade of Fabrik1230. The use of low-temperature output systems via concrete core activation ensures high operating efficiency of the air heat pump. The green electricity generated using photovoltaics is fed directly into the cooling and heating supply. As this does not cause any climate-damaging CO2 emissions, the CO2 tax is saved. This highly efficient energy system enables up to 50% lower operating costs compared to conventional heating and cooling supply systems such as district heating. The ÖGNI Platinum pre-certification already achieved underlines the sustainable character of the district development. There is currently still office space available to rent for interested companies.
