Neu Leo


On an area of around two hectares in the middle of Vienna’s Neu Leopoldau development area, a small district is being created in which quality of life and sustainability are at the top of the agenda. To this end, the neighborhood with the resonant name neuleo combines the best of urban and rural: residents benefit from a traffic-calmed location and at the same time have access to all the amenities of urban infrastructure. In neuleo, around 350 modern, privately financed apartments meet mixed commercial and office space. While the district’s residents take advantage of the diverse range of restaurants, stores and other commercial facilities, the businesses benefit from the demand of an equally diverse neighborhood: a total of 1,400 apartments are being built as part of the Neu Leopoldau urban development project. In realizing the neuleo district, SORAVIA is paying particular attention to social mixing of young and old, singles and families, self-employed and employees, and small and large businesses. In addition to diversity, however, the new quarter is intended above all to be a place for sustainable living. This is ensured by a comprehensive concept that provides for dense planting indoors and outdoors and on the roofs, as well as photovoltaic systems, geothermal energy, heat pumps and district heating. In this way, the “Grätzel” can be supplied with energy in an environmentally friendly and almost completely CO²-free manner. Charging stations for electric cars and a mobility point for car-sharing services will be provided in a dedicated “garage house”. This is part of a sophisticated traffic calming concept that also includes dedicated access and delivery routes and proves that sustainable living, quality of life and individual mobility are not contradictory.
