Construction starts for the €45 million renovation of the historic Bonvecchiati hotel ensemble in the heart of Venice.
Construction starts for the redesign of the prestigious Hotel Bonvecchiati in Venice: In the heart of the lagoon city, ECE Real Estate Partners, SORAVIA, and denkmalneu will create a high-quality 5-star lifestyle hotel branded Only YOU by the internationally active Palladium Hotel Group within the next two years.
Hamburg/Vienna/Munich, April 3, 2024 – In this elaborate hotel project, the existing hotels Bonvecchiati and Palace Bonvecchiati will be further developed into a joint, modern, and attractively designed hotel as part of a comprehensive restructuring and repositioning. The owners, a joint venture led by ECE Real Estate Partners’ ECE Lodging Recovery Fund, along with real estate and hospitality specialist SORAVIA and denkmalneu, are investing approximately 45 million euros solely in the repositioning of the historic hotel property. The opening is planned for spring 2026.
Careful revitalization near the world-famous St. Mark’s Square
The former hotels Bonvecchiati and Palace Bonvecchiati will be integrated through the redesign of the ground floor and will offer a variety of gastronomic options that will equally appeal to passersby, locals, and hotel guests. Closed street fronts and net curtains will be a thing of the past. Instead, a variety of restaurants, bars, cafes, and a bakery will cater to discerning clientele throughout the day.
The extensive and careful planning ensures an implementation that does justice to the San Marco location and provides real added value for the city of Venice and its visitors: The historic courtyard, currently housing technical facilities, will be restored to its Venetian style, serving as the main entrance and an oasis for hotel guests away from the hustle and bustle of the neighborhood. The diverse gastronomic offering provides a welcome addition to the local dining scene, and the hotel upgrade supports Venice’s efforts to attract more high-quality tourism.
The design of the 168 hotel rooms as well as the gastronomic facilities is overseen by internationally renowned interior designer Lazaro Rosa Violán, who has created a design cosmos that combines the location in the Venice lagoon, the history of Bonvecchiati dating back to the 1780s, and a contemporary touch.
Ascan Kókai, Principal at ECE Real Estate Partners: “The investment in the Hotel Bonvecchiati with a total volume of 150 million euros exemplifies the strategy of the hotel fund managed by ECE Real Estate Partners, which focuses on outstanding locations in growth markets and an active value enhancement strategy.”
Erwin Soravia, CEO of SORAVIA: “SORAVIA has been pursuing a consistent diversification strategy and growth in the booming hospitality sector for years. Including stakes, the SORAVIA portfolio now comprises more than 6,300 hotel rooms in Austria and internationally, with another 5,500 hotel rooms in development. The Hotel Bonvecchiati is one of our most important hotel developments. By carefully preserving the architectural heritage and simultaneously integrating modern luxury standards, this project creates extraordinary experiences for our guests. This corresponds to our standards for modern lifestyle hotels.”
Thomas Scherer, CEO of denkmalneu: “The redesign and repositioning of the historic Hotel Bonvecchiati requires the highest expertise in project development, mindful revitalization, and modern hospitality needs. We are very pleased that the joint implementation of this international flagship project with ECE Real Estate Partners and SORAVIA has begun.”
